Tenant upset that we are making repairs to house?

We have a tenant in our duplex who is upset that we are replacing the roof on the house. She is complaining that there is a mess everywhere and that the workers are slobs (This is only the 2nd day of work). She complains about everything and honestly, we keep the house VERY clean and in great condition. We always run over there if anything is in need of repair. She threatened us with moving out so we told her if we find someone else to rent the apt, we would let her out of her lease early. My question is, how can I put this in writing and should I tell her she needs to put the request in writing first? Also, when I need to show the apt, does she have to agree to be home?
